CTLGroup was retained by DK condo to perform an extensive review on large floor deflections, floor slab cracking, and masonry cracking on the upper two levels of the complex’s seven-year-old parking garage. This review has been done in multiple phases and in an occupied setting; starting with a design review and analysis and moving onto a cracing evaluation, elevation survey, and concrete repair.
The elevation survey concluded that there was an access amount of water resting in the garage due to a lack of drainage in the flooring. The evaluation of the concrete concluded that cracking and corrosion in the concrete appeared due to the high stress of a missing garage column.
CTLGroup prepared recommendations to help elevate the water issue as well as fix the cracking of the garage flooring. In return, drains will be stalled into the flooring and an extra column will be installed to alleviate stress. The disciplines involved included plumbing, concrete work, electrical work, and waterproofing.
