Carlyle Condominium Complex

CTLGroup developed a comprehensive five-year building facade repair and maintenance program to address the masonry and concrete distress observed during a prior critical examination required by the City of Chicago Exterior Wall Program. The program included recommended budgets to phase out the work and plan for costs of repairs. Our scope of work included detailed condition assessment, repair documents, and construction administration and observation.

Repairs addressed water leakage issues and general masonry distress, consisting of tuckpointing, shelf angle remediation and new flashing installation, window sealant replacement, new expansion joints, concrete coating and patch repairs at exposed slab edges, and balcony railing replacement.

CTLGroup also evaluated the rooftop sundecks and recommended the complete replacement of the roofing, decking, railings, and rope descent systems. This work required extreme care in design, sequencing, and execution to access the sundecks, maintain support during column strengthening repairs, and minimize disruption to the regular use of the building. The sundeck project won the International Concrete Repair Institute (ICRI) 2014 Award of Excellence Special Projects Category.
